Ann, I see lots of agents vying for your attention. Actually, all the homes on RealtyTrac are available in a home search right here on Trulia. They are also available for free on http://topix.com
(click on local and then Real Estate) There will also be pre-foreclosure notices on the Topix site.

Good luck, and please remember only a Buyers Agent can reprisent your interests in Michigan. Buyer Agency can be for one home, one day, or a desired specified time period.

Ann,
If you are looking for homes try Realtytrac.com now this is a pay for site so it is not free but, you can get information on homes that are REO or about to become foreclosed on in your area. To find homes that are already held by the banks yes a good agent can find them. While I am not in your area if you like I can refer you to a top agent in the area through our network. Only the experienced and trained brokers be assigned to these referrals and if you like I can make sure they are experienced in foreclosures. I would advise you to interview more then one agent though to make sure they are a good fit to you and your needs.

Good luck and good house hunting,

I would research a great site called Active Rain which can be visited at http://www.activerain.com

From there you can research web-saavy agents, and find someone who can assist you in the Rochester Hills area.

we put in an offer on a house for 140,000 they were asking $149,900. Instead of the 6% sellers concession we only asked for 3%. How long does it take to them to review our offer and accept it?

Ann, I'm not sure what type of home you're interested in, but I have a seller who is about to list an old, historic home in Rochester Hills within walking distance to downtown. It needs work and would be a project, but some people really enjoy that kind of thing especially with those historic homes. I'd be happy to dicuss the home in more detail or put you in touch with the seller if you'd be interested. Just shoot me an email or call ... no obligation.

Ann,

My partner, Robin Cutler, and I were showing bank owned homes just yesterday in the Rochester area. I know several agents who are qualified in locating foreclosure properties. Therefore, I would recommend you choose your agent based on experience and the ability to negotiate in your best intestest, perhaps exclusive buyer agency. Our website allows you the opportunity to view homes in all of southeastern Michigan, or those on our foreclosure site. Also, the agency disclosure form is also available for your review under the topic for Buyers and Sellers. What a fantastic time to be purchasing real estate in Michigan. Best of Luck and we would be happy to discuss our work ethic and professional approach to helping people buy and sell real estate.

I have a site specifically for Oakland County....Rochester and Rochester Hills are one of the areas I update every week. Most good agents should be able to help you with this task. My site just makes your homework easier if you want to see what is out there before you contact your agent.

My husband just spent a lot of time out showing homes to investors on Rochester. If you would like assistance, we would be happy to help you. We do a lot of foreclosure work, both for sellers (banks) and buyers.
