How can I tell if the house sold at auction?

Asked by Phoenixx, Chandler, AZ Tue Feb 15, 2011

We have already moved and need to do something with the insurance if it has sold. I know we are still rersponsible for the house until it sells so I need to find out if it did sell. I go by the house about twice a week but it is out of the way to do so. I am in Phoenix AZ

The best way to find out if the home sold at the foreclosure auction is to contact the Trustee who handled the sale. That information would be visible to REALTORS using the Tax records prior to the auction date, but may no longer be visible after the date. The Borrower (you) can look up the information on their Deed. Often it can take the Trustee weeks before it is actually posted to the Maricopa County Tax site that someone listed below. We are also seeing some Trustee's postponing sales at the last minute so the property remains in the Borrowers name until they take further action. If you want to send me the address I can look up the Trustee info for you.

hi...can you please look up the following address: 18537 W. Missouri Ave., Litchfield Park, 85340? We saw that it was listed to be auctioned off yesterday, Dec. 2. But we see that the previous owners are still there. Thanks for any info:

It's best to check but, once the locks are changed out (before the auction) you can bet the bank has already insured the property as part of it's asset protection process.

Call the number on your trustee sale paperwork. They can tell you if it is sold.

Even after the sale date the information can be obtained through the trustee's. We have purchased homes at auctions for years and can find out through relationships with the trustee's and auction asset managers. We get daily results of the sale and homes that sold or went back to the beneficiary. (did not sell)

You can go to the trustee's website or call them to find out the status. You may reference your Notice of Trustee Sale document for the Trustee's name and Trustee Sale number.

Or, you can email me either the address, TS# or APN and I'll look it up for you.

We can check county records to see if the sale is posted yet. This may take some time before it gets posted. If the records no longer show who handles the sale there is one more place we can check. If you want us to check just contact us by email, or feel free to call.

Nick -- In AZ, there are literally hundreds of foreclosure auctions each day. There are seven held on most days M-F by various Trustees right now. The Trustees may take several weeks to finalize the deed transfers AND the Buyers (if the property does not return to the bank) may take the paperwork with them to file the sales themselves at the County Recorders office. Our Sheriff's office, thankfully, does not handle any trustee sales. They may be called in to handle eviction notices, but not the actual sales.

Usually, in PA if you call the sherrif's office that handled the forclosure sale they will tell you if the house sold or not. I am sure whoever handles the foreclosure sales in AZ will do likewise.
