Chastain Park question

...I'm looking for a home in the Chastain Park area in the Sarah Smith district. What is the usual number of days on he market for this area and iis it still trending slower with the rest of Altanta. I need to be in the Smith school district and in between Northside Hospital and Crawford Long. I presume that a typical 4 bedroom house here is bet 700 - 900 K. Thanks

Mn I thought this was changing as more people were going with Montgomery? A few I know moved their kids there from private. I would rather stick my money into the house than school fees assuming the local school is good. This is elementry of course we still figure on private once they get older (even in SS district).

Are the foreclosures in Lynwood Park area? We were looking at older homes in Silver lake for example which seem to holding there value.

30319 is actually starting to see some foreclosures amongst not completed new homes. What appears to be happening is that the demand amongst private school families (most families that live in the Montgomery district are actually private school families) to live close to say St. Martins, OLA and Marist has leveled off. Make sure you investigate all options to find the best deal.

I can tell you one thing from first hand experience. There are still way more buyers than sellers in this area. We have been looking for a range or similar on a quite road near the park since Easter. We finally put a bid in on a ranch that needed new everything 25k under asking (795k) last month and another buyer stumped up the full price the same day. If anything this area is still going up for the older properties. It is very hard to find what you want in your price range unless you want to have to renew kitchens and baths. We are now considering the Montgomery School District (30319) North Brookhaven where although houses are also rising you get still get something decent in the 500k-800k range. I honestly don't think these areas are in any risk for declines and would advise to make a good offer if you see what you want.

I pulled a trend graphix report for you in Smith School District and the results were as follows This would be for price range $ 800,000 - 899,999 and for the month of August.

33 Homes for Sale
2 Pending Sales
Averge Asking Price $ 870,000
Average Sold Price $ 849,000
Days on the Market 82

Now if you really wanted to dig deeper I would need you to email me more information on what you are looking for in a house. What year are you looking for (new or older) How many bedrooms, baths, do you want a basement, etc.

I'm gonna second what James has written - statistics are what we REALTORs know how to get and translate...

My understanding of the statistics and in watching their market base - the area has faired much better than the rest of the Metro Atlanta area. Although the higher ranged homes have larger days on market the lower end spectrum has a much better turn around. ROI is forecasted better again, than the other metro area's - even the 'burbs!

Since October of 2006 there have been 129 transactions in that area and school dist. that were recorded in the multiple listing service records. This is a good amount of activity over the past year for a reasonably small area.

The average sales price for those homes was $849,383 and the average days on market was 85. For this price range the days on market are just below average.
