I am an investor , but I only buy in Youngstown , because I understand the City . I don't buy in areas I'm not familiar with . I have criteria as to type of property , condition , neighbourhood & tenant quality . I manage my properties through a local property manager .

You are right to be cautious as there are people that would take advantage of your situation. What stage of foreclosure are you in, has the sale date by the county been set, etc. You may have a problem finding a buyer that would rent it directly back to you. You may avoid foreclosure with a negotiated short sale to your bank but you would have to move in that scenario.
