Each bank has different guidelines whether they will or will not offer incentives. You should really try a short sale before a deed in lieu. If you are at your last straw, then deed of lieu is better than a foreclosure, but a short sale is better than a deed in lieu as you can negotiate more of the terms. Make sure you are speaking with home retention and not the collection department,

I would suggest you contact the people at http://www.makinghomeaffordable.gov. I know you can get assistance under certain programs if you do a short sale, I am not sure about deed in lieu. And I wonder why you are not doing a short sale. Do yourself a favor, call the counselors at HUD and make sure you are choosing the right program for your particular situation.
