What is the best way to know about these other than from an agent? Can you recommend a good website which gets updated frequently

I highly recommend working with a realtor in short sales and foreclosures, as these properties have more issues (taxes, liens, etc.) that may not be brought forward without an agent. While most of the resources require a monthly fee, some newer sites are popping up wtih these listings.

THERE ARE NO SHORT SALES (its an illusion)

A collateralized security owned by the pass thru cert holders IS managed by a TRUSTEE with a bias for the lender and against the note holders.

They will rely on a master servicing agent to administer the collections and recovery from the sub servicing agent who represents the Originator "lender" who is not a lender but called a "Depositor”. That party you all call a lender has solely an interest in the paper called “recourse”
Note: That means pay me back for the bad loan you made (solely upon early prepayment and default).

If foreclosure is involved the loan is actually insured in a recovery (MI mirror policy) and then the lender (what ever) stands to make something under the terrific Cash for Keys “Fake a Sale”.

In a revocery nothing else works - especially a short sale or modification ..Nothing.

Last month its was the No Note Show on 60 minutes (11 months of attacking the messenger on that one). Sometime around fall and Christmas is when the next revelation will be announced on some prime time news program....Cash for Keys “Fake a Sale”. Realtors Made to Suffer!

Short sales and modifications are wrongfully offered where (non agency) lenders steal back the home and have no motivation to see these deals to fruition!

There are numerous services out there that you can pay for to give you that information, and these services comb through county records of public information to provide you with the data. Instead of paying for the service, and because it is freely available you could comb through the data yourself...or you could pay nothing, and work with a REALTOR who may specialize in this type of property. I hope this helps.
