I work closely with an investment group buying properties for rentals - they hold for 7 years, so they spend a good deal on rehab costs up front. Some I don't think are necessary for a simple rental, but that is their criteria. So I spend a few hours every day looking on properties in mls, then inspect the property for potential rehab costs. Too often I can't make the figures work for this group, so we have passed on some excellent properties. Would be happy to work with you on ones that I find that are very good but don't meet their metrics.
