what if I have a 666 credit score what bank will work with me, if any?

With a 666 credit score you have several options. Most likely you will need to do an FHA loan and depending on what your credit , your income, and down payment money look like you would be able to get a mortgage.

It is a good score. You should not have problems getting a mortgage. Consult with a local lender to determine your options.

With that score you can get a USDA loan with NO Money Down. Unlike FHA a USDA loan with not have that extra PMI payment (Private mortgage insurance) which is basically a insurance premium payment that gaurantees 20 % of the loan. PMI has gone up a lot lattely and now you must carry it almost the term of the loan unlike before. It used to be 5 years and/or the balance lowered to 80% of the appraised valiue, then it would dop off. Ive seen this as high as 130-160 per month which is rediculous. The score is good enough to get a good program so long as rest rest of the application is ok like reserves, job time ,income and debt to income.. Any bank will help as long as your score is over 620, Depends on Income and assets that score will pass for FHA

A 640+ FICO is typically the minimum credit score for an FHA, VA, or USDA mortgage. Score is only one factor in a mortgage approval though. Credit profile is just as important as the score.

Another good option is the USDA Rural Housing Guarantee, if you are interested in homes outside the city area. In the Lowndes County area, USDA eligible properties are closer than you think. Much of Lake Park, Dasher, Hahira, and properties near Moody AFB are USDA eligible. Almost all of Brooks County is also eligible, as well as areas around Ray City, Lakeland, and Naylor.
