How much could I rent my renovated 600 sq/ft studio for in SW waterfront area? Utilities are included.

I would cover the $400/month coop fee, but I would like to still make a substantial profit since I'm moving to a larger townhouse. The condo is 1 block from metro/safeway/starbucks/cvs off 4th street.

Have a Realtor do a comparative market analysis for you. Then you can see how much other homes in the area are renting for.

Studios in SW recently rented for between 1,250 & 1,350. They rented within 30 days. However they were slightly smaller - under 500 sf.. One bedrooms rented, starting around 1,495. There are a number of other factors that should be considered ... level of renovation, condition of building, buildings amenities, etc. Give me a call and I will be happy to work through the details with you (also remember that coop and condo requirements are different). Depends on the building and its amenities. There are handful of coop`s in SW / Waterfront area which offer great amenities. Of course, Metro is major factor that will help you to find a tenant.

We leased a furnished studio unit at Town Square Towers for $1,375 (link below). The interest level was high and it was only on the market for about a week. The condo is a nice unit but has a fairly dated kitchen and bath. Since yours is a little larger, you should be able to achieve a premium from that rate, and depending on the quality of the finishes, you may be able to get quite a bit more.
