There has been many new improvements in Southridge. A new post office and Home depot. A new shopping center with a Starbucks, supermarket and a gas station as anchor stores. I love the ups store where I can have my packages delivered instead of sitting on the porch until I get home. The water park at Sierra and Jurupa have received a major overhaul.

My favorite improvement though is the widening of Cherry and Sierra Ave and the Cataba freeway overpass. That is a relief to the evening traffic we used to have.

Hello Galyn, yes you can if it has not funded yet or you can refinance. Your qualifications will be determined by your credit profile, debt to income ratios, fico scores, loan program and how much you want to invest into the down payment and closing costs.

You may qualify FHA from fico scores between 500-579 with 10% down or minimum 580 fico score may qualify FHA 3.5% down or as low as .5% half percent down payment program from a minimum 640 fico score up to 417k. You may consider 3% down conventional from a minimum 620 fico score or even 5% down conventional with NO Mortgage insurance (Lender paid MI) up to 417k.

If your fico scores are low your fico scores can be raised within 3-4 days in most cases to qualify for programs, rates and terms as necessary.

It only takes a few dozen questions to qualify and go over your options. Here are some links to study as well as web reference links to many loan program pages offered...

I have a lot of experience with this as I have done a number of my own remodeling projects, most recently opening a wall up for just this purpose. Any estimates given without knowing whether or not it's a load bearing wall, whether you simply wanted to cut a window like opening in the wall, or open floor to ceiling is not worth much.

That said, if you want to keep costs down and get more light and open feeling the best way is to cut an opening like a window because all you need do is add an extra stud and a header, but keep in mind it could get expensive if you do with permits because they'll likely want an engineer involved.. If you want a real estimate, contact some local contractors - local agents should be able to give you referrals - and get some real world bids.

You might also open a hole in the sheet rock from one side so the contractors can see what's going on underneath.
