Many sellers sell "as is" so they don't get nickel and dimed by picky pain in the you know what buyers. Also some abusive buyers may see the inspection results as a tool to renegotiate with the Seller so many smart sellers don't open themselves up to this type of abuse. Realtors like selling a property without it being "as is" because the Seller will agree in advance to make repairs so the deal will not fall through.

Virtually all bank owned listings and Short Sales are sold "as is". You can still buy a property that needs fixing up and still get an FHA 3.5% down mortgage if you get an FHA 203K mortgage that will increase the sale price by the repairs needed and a contractor will make the repairs/upgrades after closing.

Until the day you receive a copy of a short sale approval in your hands with your name listed as the buyer AND the seller signs an addendum agreeing to all of the terms of the short sale approval, you need to keep searching for the right property. If the lender asks the seller to sign a large promissory note, the seller may just walk away.

Also the lender may not consider the seller a true hardship and may just simply foreclose.

There is no certainty you will be able to ever buy that house so you need to keep looking. Also although your contract says the appliances, light fixtures and window treatments are included in the sale, you may find it all missing on the day before closing on your final walkthrough. Also many owners abandon the property and it will sit without electricity for months so plan for mold remediation costs, too!

If you're at the stage where you're waiting for your lender's underwriter to approve your loan, your cancellation period (inspections) has probably expired.

If you have a standard FL contract you may risk losing your deposit--unless you are unable to qualify for the mortgage.

Ask you Realtor to review your contract. And... if you are a first time homebuyer or long-term homebuyer, you will not get the $8k or $6,500 if you buy a different house.
