1. WVOE from your current employer.
2. 35% down payment shows in your bank statement.
3. Copy of your current valid visa.

Most lenders look down on you using your credit cards for any payment other then a small deposit to hold a property. This depends on the lenders and your and the lender working out the numbers for your loan.

It's best you speak to your lender. Unless you are paying cash for the balance.

Renting to college students is a highly specialized market. I remember my days as a student renting houses with my buddies. I would not have wanted us as tenants. I'm guessing that has not changed with today's students.

The rental market in Florida is good everywhere. Florida grows by 800 people per DAY. That's 300 or so new households per DAY.
