Hi Amy,

Not hard at all especially since Floresville is an area that's eligible for the no money down USDA mortgage.

One of the best things about this mortgage is the monthly mortgage insurance is substantially less than an FHA or conventional mortgage and that's with no money down.

Here's an example: An FHA mortgage of $155,000 is going to have a monthly mortgage insurance payment of $161.45 but on a USDA mortgage it's only going to add $51.66 to your monthly payment.

The other nice thing is you can actually roll your closing costs into the loan as long as the appraised value supports it.

Rentals!!!! Our biggest problem in the area.

Currently there is one rental available - 3/2 on 5 acres for $1,200 a month. $1,200 Security deposit, $300 cleanning deposit. Lease term for at least 12 months. There is $50 non-refundable application fee.

Floresville is in a prime location for the people coming to work. Most are looking at their spouses working in San Antonio and they are working in the Kenedy / Karnes City area so it is a split commute for the family. Floresville schools are great and that is a consideration. Most are not considering La Vernia as they think the commute to Kenedy is too far but Stockdale is another great area as the commute from there is good. The main thing we are seeing right now is the demand for rentals. Some are buying after they see the lack of rental housing but first they have to qualify for the loan. People are pricing somewhat higher than market. The last year has seen 22% of the listings expire without being sold. The average 3 bedrooms is selling for 92% of asking price with 26% expiring without being sold (based upon SABOR data) for Wilson County (this includes mobiles also) taking an average of 170 days to sell. A year prior the same homes were selling at 97% of sales price but that average price was about $7k less so values have gone up some but less were expiring. ... more

I don't think 5/1 ARM at 5.5% is too bad considering the circumstances. Why don't you finance at those terms and then refinance before the ARM is up with FHA or USDA

It all depends. You could have 10 acres that seemed very spacious and 20 acres that seems cramped. Look at how the land is laid out. Some properties have been cut up very badly. The 20 acres left is screwy shaped and finding the lines could be difficult. Look at the town maps. See how the property lines lie. See how close the neighbors are. See how easy it is to follow the property lines.

Up here there is a property that is around 40 acres. But it is only like 300' wide. Very deep but narrow. It is not what I would call lots of room to roam.

If you have close to a square lot 20 acres is not a bad size at all. The dimensioning of the lot determines how it will "feel" to you. When you look it over walk around. You should find how it appeals to you or not.
