The information I see presents as on top of the Florence Assessment is an HOA Capitol Reserve fund of approximately $791.70, a Disclosure of $730 and also a .25% of Sales price community enhancement fee.

Bottom line these fees are an attempt to fund the HOA management company and the HOA.

Works for some and not so much for others.

I don't think this is an actual listing. You probably noticed that the house number is missing from the address. Some companies will include these listings in an attempt to get potential buyers to call them. Every time I tried to track down these types of listings I always hit a wall. Either it was a very old listing or I couldn't find the actual address of the property.

Hi Grandmasfishing! Unfortunately, this home on 23578 N Bridle Way is in 'limbo' mode at the moment. It appears that it's already been foreclosed upon by the bank, but it's NOT been relisted yet for sale; I won't be able to verify if and when the trustee sale took place until Monday when I can call the foreclosure trustee attorney and speak to them directly.

I checked the previous MLS listing, and discovered that while the MLS shows 'Closed' on 3/17 for $150,000, it actually should reflect 'Cancelled'. The link you looked at on Trulia doesn't specify the true 'status' of the property; I love Trulia for many things, but they are VERY slow to update or remove properties that have sold or been removed from the market, or ones that have been foreclosed upon by the bank and have NOT been relisted for sale, which appears to be the case with this beautiful home.

I spoke to both the previous buyer's agent and the previous listing agent, and they gave me some critical information. They had been working on the property as a short-sale for several months, and were VERY close to closing the deal. Just a few days prior to closing, the buyer's financing fell through and with it went the entire transaction. The listing agent removed the property from the market, and she told me that there was a trustee sale date scheduled for 4/18. That's almost been a month ago, and it's yet to be relisted by the bank.

I'd be glad to check with the foreclosure trustee attorney on Monday to see if it actually DID foreclose, and if so, I'll try and locate which real estate company will be listing it. That's not always easy to do, but I would be happy to investigate it further if you're interested.

Sometimes it takes a few weeks or months for the bank that owns the property to put it back 'Active' on the market. This happens for various reasons and it's difficult to predict when it will be relisted.

The easiest way is to ask an agent you are working with to contact either the listing or selling agent in the transaction and ask. If it has not closed yet, you will need to wait until after closing as most agents consider selling price confidential until it is recorded at the County.

If the property was listed through MLS, an agent can look to see the final sale price. If it was a private transaction , getting the number can be more difficult.

The best way to find the information you are asking for is to look at the stats online. If you know the area you want to buy, ask the neighbors, they tend to know the in's and out's of the local neighbor hood. They are generally willing to share that too. Good luck! ... more

There are a lot of reasons why it was never lived in, if that is the case and I do not want to speculate. I am sure you can search on Trulia or Zillow.com to help you find an agent to work with.

Please contact a local property management company or a local realtor who has access to your MLS, most will not. You are looking to rent this property? Try Google Property Management for your city for some answers.

If you are looking to buy, no unless you are looking at a cash close and even then 2 weeks is very fast as you would still want to do an apprasial. In todays market, a 30 day close is considered "fast". Best of luck.
