Typically these inspections are handled by the lender. In your situation you could speak to a home inspector though this isn't really what they do. I would suggest you use them to do a pre-drywall inspection of the foundation/framing/rough-in plumbing and electrical and then again once the home is completed. You could certainly inspect for draws yourself. each draw request submitted by the builder should include a line item accounting of what the draw is paying for so that you should be able to easily verify if the work that the contractor is requesting payment for has been done or if it's for materials that they are in fact on the job site. ... more

You should really seek the advice of an attorney. Although the CC&R's could be poorly written, you need the advice of an attorney for interpretation. A court could interpret this differently. Did you purchase title insurance? Although a long shot, contact your title company or closing attorney to see if this affect on Title would constitute some advice from the title company's attorney. HI Donna,

Your question is posted in Home Buying In Kalispell Montana so you're probably not going to get answers from people that actually live in Prescott AZ.

What's interesting is the out skirts of Prescott are eligible for the no money down USDA mortgage.

Here is an example of a home that is eligible:

One of the best things about this mortgage is the monthly mortgage insurance is substantially less than an FHA or conventional mortgage and that's with no money down.

Here's an example: An FHA mortgage of $433,000 is going to have a monthly mortgage insurance payment of $487.12 but on a USDA mortgage it's only going to add $144.33 to your monthly payment.

The other nice thing is you can actually roll your closing costs into the loan as long as the appraised value supports it.

Hi Terry, Kalispell has 3 types of water available, depending on which area you reside, city water, community water systems, & private wells. According to M.E. Labs the water testing source of the valley, Kalispell city water are tested monthly , & the community water systems are tested either quarterly or monthly depending on their department of environmental quality (DEQ) regulations.
Private wells are tested by potential buyers during the inspection period of a home purchase.The most common testing done is for Ecoli bacteria,but several other mineral test are available.I hope this information is helpful for you.

When I was young, I remember trudging through the snow while walking to school, & when winter came,usually early or middle of November, We would have snow till spring!!! Nowdays we tend to get a few inches of snow, it stays around for a week or 2, then melts off, until the next snow.Although in 1997 we did have a bad snow packed winter . Yesterday it seemed rather cold 20 degrees, however, compared to the record low on that day which was in 1979,when it was 37 degrees below 0 !!!! so yesterday was actually quite warm!!!
