Mitchell Feldman answered:
Dear T.A.,

This is a very subjective question and the answer can vary depending upon who you ask. In my personal opinion it is a safe area. However, if safety is a concern, you should do research into crime statistics online and also visit the local police precinct and ask them how things are in the neighborhood. You can also talk to local store owners to see how they feel and visit the area late at night to see the lay of the land so to speak.

If I can be of further assistance, please contact me direct. Good luck!

Hello there,

Yes, I am familiar with NACA, but mostly this people work in the West such as California, etc. This program is for low income families to buy a property with very low down payment and regardless of their credit score or mortgage history. What I also know is that they go around the country offering the program.

However, last year they had a presentation about this program in Manhattan I don't know what happened because when I found out it was late in the week so I couldn't attend of course.

Google them to get a phone number and call.

Good luck in your search.

Michael Richman answered:

No and No. First you want to be pre-approved, not pre-qualified. There is a major difference. When you are pre-qualified, you only tell a lender you qualifications and they issue a letter stating that IF your income, assets and employment can be verified, you will qualify for a certain loan amount. By getting pre-approved, you go through the application process and receive approval for a certain loan amount subject only to the property you choose to buy appraising satisfactorily.

Second, while going through the loan process application online is convenient, many issues arise trying to close the koan that do not arise when dealing with a live person at a bank. The reason being the live person, assuming they are experienced, knows the issues involved and takes care od dealing with them upfront. the online process cannot anticipate issues and only deals with the as they arise.

You can ask to see the utility bills for the past year prior to making an offer on a house. This will give you some idea, but thermostat settings and personal habits can dramatically affect those numbers.

Most older homes will have a steam heat system, which is excellent when properly maintained and adjusted. Steam can be fueled by oil, natural gas, or any other fuel; originally some houses burned coal. You might also find hot water heat, electric under the floor heating in some rooms, or forced air heat.

No, there is no average heating bill, but there is a range. There are many things that can be done to reduce the expense of winter heating, but in general, the bigger the house, the bigger the bill.

I would recommend that you consult with a licensed realtor in the Ditmas Park area who can determine the market value of the apartment. In addition, I would also suggest that you contact a licensed contractor and/or home inspector for an estimate cost of repairs. Upon receiving both information you can determine the best offer after deducting repair cost. ... more
