This is a Condo and the Condo fee is $465/month. Most Condo Complexes in the area let their FHA approval go due to the expensive fees and spot approvals are done by the Lender.

If you are not working with a Buyer Agent, I would be happy to check into specifics on this Complex's FHA status, if you are working with a Buyer Agent, I cannot interfere with that relationship and they would need to check.

I would contact a local real estate professional to save time and money.
Or you clould learn to use the online registry of deeds resources for foreclosure data/info.

Hi Kmleary, The first thing you should do is to get pre-approved for a mortgage to determine what you can afford. You need a pre-approval to submit with any offer that you make, whether or not it this complex or another home. You should be working with a buyer's agent who can advise of what you need to do. Your agent can find out if the complex is approved for FHA financing. There are several additional documents that must be provided when buying a condo, i.e. condo docs, budget, 6D Certificate, to name a few. There are many ways to structure a creative offer and sometimes highest price doesn't necessarily mean best offer, sometime the terms of an offer might make it more attractive to a seller. As it has been mentioned here I'd get a buyers agent that not only knows how to be creative writing an offer but explaining it to the listing agent (sometimes the other agent may not quite understand a creative offer and no do it the justice it deserves when presenting it to the seller). Keep in mind that this is a mobile home. There are fewer buyers for this kind of property than for other types of property. Make sure you understand the rules for this park - fees, longevity, restrictions, etc. Getting a loan on this kind of building is also not as common. It is called a manufactured home by many lenders and not all will lend on this kind of property.
