I recommend the Fitcburg area. I have a listing for a lovely two-bedroom 2 bath condo in Fitchburg that is slightly under $180,000. It features an open floor plan, separate entrance and attached 2-car garage, gas fireplace, master suite with jetted tub and screened porch. I always"say: "If you want it, Buy it" You may be financing then the appraiser will be searching also. Comparative analysis does help but I agree, the seller has a price in mind but it you are an excellent buyer pertaining to financing, that has a lot to do with it. Is it the house you can't live without? You obviously did not view a property you could not afford, I hope. Your agent should be helping you to make good decisions..... ... more

Pam Widen answered:
Dave,

Aside from level of finish it also depends on where in Fitchburg. For example, the deed restrictions for some lots in neighborhoods such as Swan Creek require different finishes on the exterior.

Ranch homes are also more expensive per square foot than 2 stories. Other considerations are the amenities included (all appliances, amount of landscaping, quality of windows/mechanicals, Green Built/Energy Star certified, etc).

I have worked with 4 different builders and sold 25+ new homes in Fitchburg. I would be glad to help if you could be more specific with what you are trying to accomplish.

Craig answered:
As a follow up to your question - I may be wrong, but depending upon any contingencies the seller has accepted as part of the deal, they may or may not be locked into the contract. You should consider consulting with a seasoned realtor or real estate attorney. It'll all depend upon the conditions of the accepted offer. If your offer is a cash offer, and the other offer is contingent upon financing or selling their 'other' property, you might be able to bump them. ... more
