I am a buyer too.To be honest, I don't understand why we can not calling the sellers attorney? My attorney made mistake too. He needs dealing with lots of cases, and delayed and forgotten to check the email for our case, or maybe too many emails for them hard to check, etc, I don't know. but he didn't follow up my case, and delayed the important email for me, until I asked my agent to find out, seller atty already send the contract out 3 days ago, but I only got 5 days to responds back! So 3 days already left, and I only have 2 days. I wonder if I did ask my agent to find out what would happen?! I may miss my contract! it's so annoying, and I want to call seller's attorney to cc me on the email, can anyone tell me if I can do that? ... more

Builders do negotiate on upgrades and lot fees, but generally not on the base prices (at least not big builders like Toll Brothers, maybe a smaller builder would). I highly recommend you hire an agent to represent you - as your agent may know of specific past incentives they have offered and the best way to get yourself what you want, vs trying to go at it alone. There are also other things your agent can do such as stay on top of the building process, find you a pre-dry wall home inspector, negotiate repairs and make sure you are protected in case of Radon or other common issues in the home that you may not know about without an agent. There is no cost to you to have an agent, either. The builder pays us directly. Always good to have an advocate on your side. :) I am happy to help anyone in PA or NJ (I am licensed in both) if they are thinking of buying new construction as I have sold over a dozen new construction homes with many popular home builders and know the ins and outs for a successful transaction. ... more

You should try to get personal or professional references if possible. Talking to people you know or professionals you've hired for other jobs will give you a good idea of someone who can come in and do the work you need done. If you can't get help like that, you should look for reviews online. Once you have a few names you should meet with them all to see who you like the most. That way you'll be able to get the best help available to you for these projects.

Your best bet is to seek a legal advise. Depending on how long the neighbor has been using part of your driveway, you might want to watch out for Adverse Possession rule.

You mentioned that the driveway has no permit, have you contacted the Town about this issue?

I would start by talking to the Zoning Enforcement Officer in your town. They might or might not be able to help you but it's a start.

Always put everything in writing. It is always advisable to do the home inspection once you have the accepted signed purchase offer. It is the risk that you take if you choose to have the house inspection before seeing the agreed purchase offer in writing.

Hi Frank! The Dutchess Rail Trail is 13.1 miles from start to finish, so going both ways would give you an idea of your marathon-worthiness, lol! It starts in Hopewell Junction at the Depot, which is on Rt. 376 just north of Rt. 82. As far as hiking trails, there are plenty! I love to hike the Appalachain trail. There is a very nice entry point on Hortontown Hill Rd. just 1 block from Shenandoah Rd. in Hopewell Junction. There is a trail shelter a short walk west of that trail head. Also, there are hiking trails to Breakneck Ridge (near Cold Spring) and Mt. Beacon which are challenging but breathtaking:

It is beneficial for anyone to have a buyers agent. "Your" agent can negotiate for you based on fact, not emotion. Most people (buyers) have bought and sold 1 to 3 homes. Chances are your agent has much more experience than that and can use that experience to obtain a better price and terms for you. The price of the home already includes the commission and doesnt change weather or not you have your own buyers agent. You have nothing to lose and everything to gain.
