A market analysis of an unseen home is very difficult to do. You must get these from a local real estate agent who can view your home and be able to give you the best price range of what your home could bring in.

Below is a link to homes on South Shelby in Mesa. There is no way to give you value as it does depend upon which subdivision you are in and the square footage that your home is as well as details on your home.

This link will give you some help if the homes are in your subdivision. You need to realize that appraisers look at the most recent sales, (preferably in the last 3 months) and they take into consideration size, ammenities, condition....

What is the purpose of your request? If it is just to have a very general idea of current value any of us can provide you with a general CMA for free. But if you think about listing your house you will need a much more detailed and accurate CMA, since initial listing price is one of the most important factors when placing a property for sale.

Most agent will also be able to provide you with that kind of CMA, but since it can be very time and resources consuming the agent will usually only prepare one after some kind of commitment have been reached with the agent. Another alternative is to hire an appraiser, who will give you a very accurate and detailed opinion of value for a fee, usually around $400 - $500.

It all depends on your purpose and how accurate you want the opinion of value to be.
