Decide your investment goal (the balance between income vs. equity; long term vs. short term; etc), where in the country you would like the property to be and what kind of property you want to invest if you have any preference.

Find out if you want to invest in residential properties (condo/single family home/small multi-unit apartments, land, ..etc), or commercial property (large apartments other commercial properties such as business building,etc) ,then find appropriate Realtor / Broker to help you find the right property.

Of if you don't know what kind of property you want to invest, then talk to Realtors who handles either kind of properties about the pros and cons and then decide which kind of properties you want to purchase. and go from there.

Now, where do you think you might want to invest? San Francisco Bay Area is a great place to purchase properties as this is the gateway to the U.S., with limited inventory (land), strong economy, great job outlook, diversified job markets, higher medium income, wonderful growth potential, beautiful environment, etc. Worth look into purchasing investment properties.

I am a foreigner investor and I am buying property in USA too. The biggest problem is nowadays with financing.

You can find really good deals around (foreclosures, REO's), but you will have problems to get a loan as a foreigner. However there are some ways still, such as private financing or sellers financing etc.

There are a few things to consider.
#1. Where you want to invest?
#2. What kind of properties you want to buy?
#3. How will you finance the properties?
#4. Exit strategy?

You can certainly invest here and we have other clients who do invest here. We like Texas for investments at the current time. Prices are stable and growth is good. We don't like new construction, but we do like inter-city.
