You can always do a lease option which would provide you time to assess the area you are living and acquaint yourself with other areas in the valley that might be more appealing. This is not a bad idea.

Secondly, as Canadians, I have sources available for financing you. I am currently working with another gentleman and I have placed him with a bank here in the valley t\hat will certainly make a mortgage available to him. Yes, you must qualify, but that is another option and that would allow you if you are famliar with the valley to take advantage of our lower pricing now.

Let me know how I may assist you? What I would like to know is your type of home you are looking for size as well as location preference. Also price points and to know you have a down payment.
Now, the type of home would be single familiy residence, or condo, or mfg home. Would you prefer something in a normal residential area or in a gated community. Do you play golf and would that be a consideration. The more info you can provide will be extremely helpful to me in bringing up some listings for you to view. Once I have a better idea of your desires, the easier it is to find just the right one for you.

I am just following up to see if your question has been answered properly? I sent you a brief reply the other day and just wanted to offer my help. I have spoken to a lender regarding your question and he would like to visit with you and determine for certain your prequalification. With that, you will have no issues when you find the right house.

Being a foreign national myself I should be able to point you in the right direction.

When selecting a lender be very careful, while many claim to provide non-resident loans, they use private money lenders that charge upwards of 4 points to originate the loan.

There are a few local banks that offer the financing your looking for. I've had great results with a local bank, working directly with the manager. Please check out our website http://www.sunquestre.com to check out some very reasonable listings of mobile homes (double and triple wide) which a lot of our Canadian friends have found to be a great deal. We are in a golf course community and the mobile homes are NOT going anywhere.

There are lenders available for you to purchase. You should put together your financials and decided the price range you feel comfortable with and then decide which realtor to work with. I for one have several lenders that will work with Canadians successfully.

You should contact Sean La Rue, Senior Vice President at Franklin Loan Center in Palm Desert for information on their Canadian loan programs. Do you have 40% down? I have a couple of lenders that work with foreign buyers. If not that, how about renting for awhile?
