need no income verification for 40 ltv refinance with 720 credit score. in california anybody know of any portfolio or stated income loans?

Yes I have had clients get a stated income loan for 60%LTV so I know it's possible. If you go to The Lenders Network site they will be able to refer you to a lender who can help. http://www.thelendersnetwork.com

This may not be an option, but I thought I would mention it anyway. There are some lenders who will permit you to use your assets to create a qualifying income stream (asset amortization loans) and a variation on this are asset depletion loans. Without knowing more I'm not certain it would be a good fit, but with your credit score and LTV we know we have two things going for you right out of the gate.

I won't force you to call me to get your answer, the only bank I know of that may help is PacTrust and the loan officer I would direct you to is Malik Shakur, 510.835.2178. I know they have a portfolio program that works off of bank statements, you could always go private money too but that is probably not what you're looking for. best of luck
