Rudy, The 203K is strictly for owner occupied properties. There is talk of the investor version coming back; however, it will not be anytime in 2011. If you need assist with owner occupied, I can certainly assist. I have partnered up with a 203K certified contractor in Orange County and we service all of SoCal. Please call me with specifics.

Are you a landlord? Do you have access to the Apartment Association of Greater Los Angeles? If not, I suggest you check out their website. You can also join them, or contact them as it's a real source of information for landlords!

I have been doing these things for 16 years. I recently was just authorized by my bank to do FHA 203k's and ALL OTHER RENOVATION LOANS (Conventional Renos, homestyle, homepath, investor rehabs), in ALL 50 States! :)

I would be delighted to assist.

i have done several as a buyer's agent, and also as a general contractor. I work with two very knowledgeable 203K loan officers.

Hi Rudy,
Feel free to call me to chat about your situation. I work with a lender that is the exclusive go-to lender at his firm for 203k loans. Additionally, it's important to be familiar with the contractor rules so that there are no mis-steps at that junction. I have several contractor referrals that not only know the way the 203k loan is structured (meaning they know how they will be compensated), but that are willing to take on 203k projects. These can be dicey if you're not 100% on top of all the nuances of this loan/project.
