Just how bad is your credit--Currently FHA loans require a minimum credit score of 620 and 3.5% down, there may lenders who will work with a lesser score, however the interest rate may be higher. Visit any qualified loan officer(s) first, see exactly what your budget can handle and check your credit score--your loan officer may have suggestions on how to improve your credit in the fastest time. In the meantime work diligently on repairing your credit--pay all bills on time, pay off old debt, pay down debt, dispute old negatives, keep credit cards under 50%, etc.

You should meet with a local and trusted mortgage broker. they can prequailify you at no cost. They will let you know if there are any procgrams you can quailify for and if you do not quailify you now, they should be able to tell you what you can do in order to get qualified in the future. It will include saving for a down payment and closing costs and tips on building your credit and raising that credit score. good luck with working things out
