Hi,

The majority of the single family homes in Rancho Mirage (zip code 92270) are purchased as fee simple - meaning of course that you own the land when you purchase the home. There is a small group of single family homes in the Mission Hills Country club that sit on lease land however, beyond this specific area you will find very few lease land single family homes. However, condos in the Mission Hills area are primarily on lease land and there are quite a few lease land condos throughout Rancho Mirage.

There are more fee simple homes in the Desert than lease land. It depends on what type of home
you are looking for, price, size, golf, tennis, children or amenities. I have been selling here for 26 years
and know I can find you the type of home you want.

With a few exceptions a majority of the homes in Rancho Mirage are on fee land. The exceptions are Mission Hills Country Club (The older condos), some properties in Mountain View Villas (Currently in discussions to buy out lease), Los Cocos (Although they are in the process of buying our their lease), Rancho Estates, Desert Braemar (co-op).and Thunderbird Villas.

Lease vs Fee Simple land is easily determined with a quick check of the tax records. Is there a particular development in Rancho Mirage that you're considering?

Unlike Palm Springs, nearly all the land in Rancho Mirage is fee simple. There are a few exceptions in the north western area of Rancho Mirage, these include: the older section of Mission Hills Country Club (mainly condos), some properties at Mountain View Villas, Los Cocos, Rancho Estates, Desert Braemar (co-op). Thunderbird Villas is located on lease land, however, this is a private lease. Fee simple deeded residences abound in Rancho Mirage--The trend to reduce "leased" land continues as many have sold the properties to individuals--It's easily verified in the tax records--I do it for clients routinely--
