Both Banks and brokers can structure a mortgage loan with little or no fees. The days of excess fees are gone (luckily) due to government intervention.

There really should be no difference in closing costs for a mortgage broker, mortgage banker or a depository bank. Ask for a GFE from the mortgage officer, then you can shop it.

The amount of closing costs between a banjk or mortgage company can be very similar. You can ask for a quote from both to make sure. You want to look at points, application points, processing fees, etc. A mortgage company can be as good as a bank and even have more mortgage options.
