Very few conventional lenders will touch land in the current lending environment.
1. Your first option is owner financing, ask the owner to carry.
2. Check with local regional bank, they may be doing portfolio loans.
3. Private money financing.
The seller has the most flexibility with lower down payment. Other options will require 30% to 50% down with loan terms from 2 to 15 years. This is what is available on the west cost your area many have more options. Good Luck
