Kim, I think some places you might want to check out are these........http://www.hud.gov/buying/index.cfm
and
http://www.fhaoutreach.gov/FHASelf/ ....This site had many tools for a homebuyer to use....

http://www.govloans.gov/govloans_en.portal?_nfpb=true&_p…
This is the Gov. site with all the current Gov. housing loan programs. You can answer a few question and see what programs you may be eligible for.

http://www.govbenefits.gov/govbenefits_en.portal ....This is the Gov. Benefits site, worth checking to see if you might qualify for more benefits...

Hope this helps a bit with getting started, Dunes

Kim,
There are many other things that make you eligible for a home loan other than income!
First, how much debt do you have: credit cards, student loans, car loans, etc.
Second, how is your bill paying history? have you been paying your bills on time?
How is your work history? have you been on your job over 2 years?
These things and some others, add up to YOUR CREDIT SCORE!
Contact your bank or credit union, ask for a mortgage specialist, and ask for a credit review and a pre-approval letter for a home loan.
This will give you a good start on the road to home ownership!

All the best!
