We are moving from CA to Colorado - Colorado Springs to be exact. We were able to buy our first home here

with the Acorn loan mentioned in another post.) So we are not first time buyers however, I am disabled and by CA standards, we are considered low-mod. income. Not sure that we would be out in CO. Are there loan programs with good terms and no or low down payment for low-moderate income buyers who are NOT first time home buyers, particularly programs for the disabled? THANK YOU!

If you are disabled, you may want to look into a program offered by Colorado Housing and Finance Authority (CHFA) for people with disabilities called HomeAccess or HomeAccess Plus. You can't make more than $39k a year, and can purchase a home up to $292,500 - which is a great price, here in the Springs. These program offers below market interest rates and other financial assistance to get you into a great home. There are many different programs and speaking with a lender is the best place to start. Have you heard of CHFA (Colorado Housing and Finance Authority) before? Although many 1st time homebuyers utilize it, there are CHFA loans for 2nd time homebuyers as well (the interest rate is a little higher than 1st time homebuyer CHFA loans).
