Julia, perhaps you should speak with a local Realtor or mortgage lender to see if you qualify for down-payment assistance. There are many bond programs that will help, depending on income and a few other factors; you do not have to be destitute to qualify.

Julia,
Unless you are a vet or buying in a USDA area, you are not getting 100%financing. If you can afford the monthly payments for a house, why aren't you saving money.
