The ex took all the money, but I have 740 credit. Cannot put money down and would have to wrap closing costs in the loan. Is that possible?

With an excellent credit score and all the other right factors....good income to debt ratio, employment, etc.... there is a very good chance if you go through a HUD 184 Loan, or USDA Rural, or possibly state down payment assistance program you'll be able to buy without cash out of pocket. Ask your local banker and/or drive into Lawton to find a reputable and experienced banker/lender who can get you started to loan approval. There are multiple state programs meeting your needs. Your Realtor should have been able to answer this for you without a hitch, placing your closing cost in a loan is easy, but down payments are another question.

Double check with your Realtor and Loan Officer but unless you are using a VA loan, you are still going to need a down payment.
