The appraiser messed up our appraisal FOUR TIMES. We may miss our closing date because of this. Can we sue?

She stated that there were 0 bedrooms and the bottom floor of the home was below grade (false). She admitted she was wrong but proceeded to have errors in each of the revisions. It should have been in processing one week ago but we JUST now got the correct appraisal (which still has errors mind you) and we're trying to close by Friday. She is clearly incompetent and messed everything up.

Ummm...where was your real estate agent during all of this? It's permissible for an agent to be there during the appraisal, and even to supply the appraiser with suggested comps. (The appraiser might welcome the information, or might ignore it entirely. It's the appraiser's decision. But at least it's worth a try.)

You could also file a complaint with your state licensing board.

Unusually enough the appraisal was ordered on a Monday and she went out there on Weds am. He was just getting back from vacation that day and had really short notice. She might welcome the info, sure, but five times to get it right? (Even the fourth revision has major errors.)
