Please help we got appr for a fha loan had a home appr everything done and turned in even got a close date and at the last Minute they told us

they have to decline the loan due to we have not had the adoption sub payment for at least 2 yrs we just adopted them 2 monthes ago and will have it for the next 10 yrs for the children why can they decline you over that when you show court orders that payment will come

So long as you have either adoption agency or state or court documentation awarding you the children and showing that you will be recieiving the subsequent income for at least 3 years and you've been already receiving it for at least 3 month via (preferably) direct deposits into your bank account, you would be fine with us. Unfortunately you probably needed that income to qualify for the FHA loan. If you id need it you would have to have that income for the past 2 years. Depending on the bank they might make an exception by having court papers that you will received that money for atleast 10 years. How long have you been shopping? It looks like your lender did not do their homework on your finances. The Realtor should have had your fully approved before he took you shopping for a home in that price range.
