Overseas investor getting mortgage in SF

Asked by Leo, New York, NY Wed Sep 5, 2012

I am a foreigner and I don't live nor work in the US. I am planning to purchase a condo in SF. What is the highest LTV that I could get?

Leo - the maximum my lender would do is a 65% LTV but Buyer has to be very strong. Lots of assets; bank accounts with the big US banks etc.

You can contact Tom Chan at Land & Property Investment, Inc (415) 731-0303
He is a loan specialist. 50% downpayment will be needed.

The bigger banks will not even touch this. But there are at least 2 leanders that I've used in the past that will offer you a loan with a 50% down payment. And rates are very attractive too.

I have already contacted lenders but they only offer 50% as you all mentioned. However, I want to borrow more. Anyone knows any lender that offers more than 50%LTV?

As Lance has stated below, most lenders will at most approve a 50% LTV ratio. Have you contacted any lenders yet? Are you an account holder with HSBC? Do you have other assets in the US?

We represent two lending sources that will lend up to 50% of the value for a foreign national.

Most lenders that I know - unless you can get an investor loan in your country require 50% down. I work with a lot of international clients, drop me a line and I can assist you both with getting the loan and finding the right property.

Leo,

I have a lender that I can refer that provides loans to foreign nationals for non-owner occupied units. Feel free to contact me.
