Come on Tony, you know better than to let yourself be baited into violating TILA.

I see no APR on your rates and saying "around" doesn't remove the requirement.

I don't know why it's so hard to not quote rates without appropriate terms and APR. Even the annoying fast talking guy on the Cash Call commercial understands that much.

Come on Don! You know the answer to that is "it depends"!!

But if you want a generalization, on a purchase transaction, $200,000 purchase price, 20% down, owner occupied single family home with a 740 + credit score:

A 30 yr fixed, 0 points is going for around 3.625%
A 15 yr fixed, 0 points is going for about 2.875%

FHA is pretty much in line with these.

As always, we need to talk to the customer, pull credit, anc get some additional info in order to provide them with an accurate quote.
