Mortgage for non-us citizen with a good job?

Asked by SG, Miami Beach, FL Mon Dec 22, 2008

I'm a non US citizen therefore no credit record. I will be moving to Miami mid next year and will have a SSNby then. I have a good job, with an American company (I own part of it). Can I get a loan without an SSN?

do you have a green card? I am a realtor and a mortgage broker. I can get foreign nat'ls a loan w 30-40% down. However, the rate will be determined by the risk, i.e. which property you're buying...a house or a condo? and whether that building meets the FNMAE's new regulations. Also, if you are fr Columbia, Venezuela, the criteria is a little different.

Let me know when you get ready to start looking at properties. I'll be more than happy to hellp you search and get financed. Catherine Kim Owens P.A. 954-536-0648; cjkowens@aol.com

If this was 2006 an immigrant with no credit history would be pre-qualified for a $10 million loan. You'd probably get $20 grand for closing on your dream home. Fortunately those days are over and you need to put up 40% of whatever insanely priced home you want. Sorry.

Sonia,

At this time, foreign nationals are being requested to provide a 30 to 40 percent deposit when applying for financing. Mortgages are available but with more upfront money involved.
