Yes, if you quality for a VA loan. However you can put very little down (3.5%) on an FHA loan, which depending on the purchase price can be next to nothing.

Potentially, yes.

Were or are you in the military? If you qualify for a VA loan, you can get in with zero down.

FHA is 3.5% down.

Plus, it depends on what "good" means in your credit score.
