Is anyone doing 70% ARV Hard Money loans in Austin?? It is a rehab 3/2 SFR in Travis Heights. I need $525K

for purchase & rehab - then I will refi or sell. I already have full doc into my lender for the refi and will approve once the rehab is complete. Surrounding comparables/new construction and rehabs are listed at $900K .

Oh, and only a flat $595 processing fee.

Concerning the points, one point is paid up front at closing and two on the back end when the property is either refinanced or sold - this can make it so that there is less cash out of pocket.

You have a new product on Mary just hitting the market that is 1/2 that cost... Perhaps you should consider that one as I doubt any hard maoney people are going to give you that valuation with the new foreclosure right up the street.

I personally agree with DeeinAustin about Mananafunding.com they have a good approach to these type of deals and are very competitive with pts and rates. The market for these types of loans has been growing as the banks have tightened up. I know I've used them before and are likely to do so again.

We are doing 70% ARV loans up to 100% financing. No application fee, no junk fees, no inspection fees and 6 months no payments. This is a new program to Austin as of 10/10/08.

Manana Funding seems to offer 13% with 3 points. http://mananafunding.com. Everyone else was really expensive. I have equity partners, but if I were to choose a hard money lender, it would be Manana. Try to find someone who can beat their terms: no credit check, no appraisals, no unfront costs (I think).
