Hi Traci,

The good news is that you DO NOT have to use the current Georgia Dream intereste rate. The NSP money goes along with the normal market FHA rate. If you need a lender that is Certified to do the $14,000 NSP program call Marc D'Angelo with SunTrust at 404-925-8291. I have several clients that are currently using the NSP money and are absolutely thrilled but remember it must be a foreclosure!!

Marc's current FHA interest rate is 4.5%!!

Good Luck,

Unlike the standard Georgia Dream Program, the NSP guidelines allow you to obtain your first FHA or VA mortgage on the open market at far more competitive interest rates. For more information, check out the flyer to the left of the screent at the blog link below, then call with questions at (678) 775-2677.

Hi Tracy, This is from the Georgia Dream web site. See below the link. My lender from WR Starkey is well versed in this program. Give him a call and tell him I referred him to you. His name is Taylor Green and his number is 404-425-2771

10. What interest rate will I pay on my first mortgage loan?
The first mortgage loan will be a 30 year fixed rate FHA or VA loan originated by your lender within NSP guidelines. The rate will be determined by current market rates and the lenders choice of investor. Georgia Dream first mortgage interest rates apply only when DCA funds the first mortgage loan.

Let me know I may assist.
