Kim,

Before you contact anyone for a mortgage loan, take a look at this link: http://www.hud.gov/buying/booklet.pdf.

Here is a brief description taken directly from this site:

"Shopping around for a home loan or mortgage will help you to get the best financing deal. A mortgage—
whether it’s a home purchase, a refinancing, or a home equity loan—is a product, just like a car, so the price and terms may be negotiable. You’ll want to compare all the costs involved in obtaining a mortgage. Shopping, comparing, and negotiating may save you thousands of dollars."

Bottom line ... you need to have a reputable lender that you can trust working on your side.

I hope you find this information valuable. Best of luck!

We can do conventional mortgages with as little as 5% down. FHA loans are 3.5% down...

Hi Kim, As a realtor, I have mortgage brokers I recommend. The 10% down loans are pretty tough to get and you would have to pay PMI - Private Mortgage Insurance on top of the loan which is expensive. Your best option is probably FHA which is only 3.5% down and there is mortgage insurance but it's not as much as the 10% down option. Also since your FICO scorce is 707 the interest rates with FHA for a loan are the same, as with the 10% down, the interest rate depends on your FICO Scorce.
I would be happy to help you find a home and I work with FHA buyers.
My direct number is 602-793-9300. Good luck in your search!

We have more than a few options available to assist you. From doing a conventional loan with monthly MI or without to an FHA loan with which you can reduce your down payment. I know a lot of lenders are requiring a 720 score to obtain 90% financing but our 90% programs go down to a 700 score.

Let me know if you have any questions.
