How long after we closed on our home do we need to wait to refinance? February 2013 will be 2 years.

Good morning Joseph,

Typically you can refinance after having made 12 on time mortgage payments. Your mortgage professional must complete a thorough analysis to determine if you qualify based on the other variables of a mortgage loan: Income, Assets (your Equity in the home and current market value), and your Credit.

Hi Joseph,

There is generally no time limit but it will depend on what type of loan you currently have. Is it FHA or Fannie or Freddie backed? Will it make sense to change the term or type, perhaps FHA refinancing into a conventional.

An any case, check around with a few different lenders to compare pricing and their advice.

One group, that works in all 50 states, that we have had some very good results with is Emery FCU. They can be reached at 1-888-709-4555 on online at the web reference link below.

good luck!

Hi Joseph,

There is no time limit unless there is a pre-payment penalty you want to avoid.

I suggest that you contact a great mortgage broker and let them analysis the situation.

You can find one at

Good luck,
