How does a Canadian go about getting a mortgage in the US to prchase a house in Florida?

You can even get it back home. I am from Germany and our clients get their mortgage back there so they can pay cash here which puts you on top of the financed offers.

Hi Mike,

It would be the same procedures that a United States resident would go through. Most large banks will lend to you. I also recommend speaking with an accountant or financial advisor about the tax implications before you buy as a foreign national. The first thing to do is contact a mortgage broker in the area you are looking. That broker will need to carry a foreign national loan to accommodate your needs. Hi Mike,
You have great resources below in the other answers. Are working with a buyer’s agent? I would ask your buyers agent if they have a lender they work with that will loan to Foreign Nationals. Just like the other answers, I too have a lender that will loan to Foreign Nationals. Bill is correct that you will need atleast 30% down. If you do not have a buyer’s agent, you should find one, do not go at this alone. It is no cost to you; the seller pays both the buyer and seller agents. Hi Mike,

I have a seller that will do owner financing for Canadian home buyers, as long as one of his homes works for you. The terms are very good. If you would like to talk about the properties please email or call. You may find it difficult to get a mortgage in the US with credit a bit tight. You will probably have to put down a larger downpayment and pay additional interest but it can be done.

I have worked with several Canadians through RBC bank. There are several branches down here and as you know that is the largest bank in Canada. You can probably call your local branch in Canada and they can get you approved (you will need an approval letter when you submit offers). I am going to tell you to get in touch with a local lender and get yourself qualified to do so, or at least find out what is needed.
I have sold to several Canadians in the last couple months, some who have got loans.
