Stephan, it that is truly your goal (best deal) the resonse is really very, very easy.
Hands down, the lowest cost morgage provider is ANY credit union. Their membership requirements are so broad...anyone can find a credit union.

What you didn't tell us is if any other parameters are involved such as 580 credit score, jumbo loan, non-W2 based income, or seeking a $50,000 mortgage.

Your credit will have a big impact on what great deals you can get. Banks can offer great deals to buyers with excellent credit. If your credit is not perfect, then it might be better to go with a mortgage broker that will be able to find a great deal. However, you are free to shop around and compare.

Contact at least two lenders and get estimates. Loans are difficult to compare unless you compare identical programs, so it's important to start with an ethical mortgage broker that you can trust to make the right recommendations... the best are ones who come with only positive reviews from your friends, family, or business associates.
