How are property taxes calculated in Texas?

How are property taxes calculated in Texas? Also, does this vary from county to county? I just saw listed a a $269,000 3-unit property, where they state annual taxes at close to $7000, which is almost 3%. Is that the rate in Texas, which is much higher than California.

Just to be clear, California property taxes are NOT always low. Because of Prop 13, there is Mello-Roos tax for new developments. In our case this added an additional $1500 per year for 25 years which is $37,500...

Most appraisal districts will have a formula you can use to figure out what your estimated taxes will be, but I always defer my clients to my preferred lender.

The property taxes are higher than in other states because there are no state income taxes but even with the higher rate you will still be ahead!

Property taxes in Texas are complicated, due to differences among communities in the same city and area and because we are a non disclosure state. The price of property/homes in Texas is not transparent and this can be confusing to the uninitiated. See Austin Real Estate Secrets.

Cruth: In the Great State of Texas, we are allowed to make as much money as we can without a state income tax penalty. Our government services are paid by sales tax and property tax.

I own a 700,000 home in CA and pay about 3000 in property tax. I make about 40K a year and almost always get a full state refund. In the Great State of Texas you are drinking the kool-aid!

Property taxes are calculate using the following formula: tax rate times appraised value. For example, if the property has an appraise value of $269,000 and a tax rate of 2.7575,.using the above formula: 269000 times .027575 equals $7,417.68. my question is same as Rahrens below: "John, Is the final sales price of the property used to calculate taxes? If not, how is the property appraised? Who determines what the appraised value is and how do they determine it? Thanks for your help!" Does Texas ever appraise your property after purchasing, for a higher amount then the purchase?

Property taxes in California are much lower, due in part to much higher valuations and state income taxes in California. Taxes here in Bryan and College Station are about 2.73 per hundred dollar value. Each city, county and independant school district, along with other taxing authorities set their taxes differently. In general Texas real estate is such a good value that taxes must be kept in this range to ensure adequate income.

Keep in mind that Texas does not have state tax therefore we are set up differently, each county is different rule of thumb the more rural areas have less county taxes vs. the larger ciities such as Dallas.

Property taxes are higher than in CA. It varies by city, school district, county, and perhaps some other taxing jurisdictions. The rate is typically 2.5-3% of the value of the property as determined by the appraisal district. So your numbers sound about right. Some info is found at:
