Homepath Mortgage after a short sale 3 years ago?

Hoping that a mortgage pro can assist. I live in Broward County, Florida. I had a short sale on my primary residence (FreddieMac was underwriter) in April 2010. I am now interested in a home listed under HomePath, and would like to take advantage of the HomePath financing. Will I qualify for the 3% downpayment? I had no late payments prior to my short sale, and my current credit score is 730.

You may qualify for 100%. Homepath is a great deal for buyers. I do several a month. My company does not charge mortgage brokerage fees or origination fee's. We have buyers credits to which will save you some money. Please call me to discuss. 239-471-9829....

They are ending Homepath by Oct 6th applications have to be in process and closed by March 1st..

Dear Realtors:

FNMA is retiring their HomePath and HomePath Renovation products. Any HomePath
loan currently in process should be locked on or before October 6, 2014. If a
loan is locked after October 6, 2014 it can only be locked by calling the lock
desk for specific pricing. All loans must be closed and funded by March 1,
2015. The following requirements must be met to be eligible for delivery to
FNMA under the current program:

* Must have an executed purchase contract for the sale of the related
property that is dated on or before October 6, 2014 in order for the Homepath
Mortgage to be eligible.

* Document the loan file with a copy of the property's "Listing Details"
page printed from on or before October
6, 2014, showing the HomePath Mortgage logo indicating the property's
eligibility for HomePath.

Homepath is now 5% down. but it is a great program, No Mortgage insurance, No Appraisal required,

But the home must qualify for Homepath, which means it has to be Fannie Mae owned and the lisiting in most cases will tell you if the property qualifies for Homepath

I have a great lender who is really on top of the rules and regulations and is very straightforward. You have met two of the many requirements to obtain a mortgage - 3 years and a good credit score, so hopefully, you are on your way to homeownership again.

Hi there,

you are correct it is possible to get a mortgage after a short sale on your records. FHA made it possible to give short sale seller the possibility after three years. There are certain requirements to enter the mortgage market again and somebody needs to look at your previous circumstances.

When buying a home path property you need a letter for pre-approval or at least a pre-qualification to submit your offer. So you are on the right track to take care of that first.
