We are providing a private funds for home buyers, now you as a home buyer you can buy with bad credit or purchase a home who needs a repairs.
If you are buyers who holding up with the purchase of the home because your credit issues:

Or another group who can't qualify because non-livable condition properties?

I agree with John Nash.

North Shore Community Bank in Wilmette (847-853-1145), and ask for Betsy Hohman. She's a bit of a miracle worker, and incredibly competent. Tell her I sent you.

Hi Marija,

The vast majority of lenders do sell their loans after making them especially if they are conforming--under 417,000. Lenders that I would talk to see if they have something that might work for you are North Shore Community Bank in Wilmette and The Private Bank in Skokie. They both know the Wilmette community and do loans here regularly. Feel free to call or email if you have more questions. .

It really depends on what you are trying to do. Are you an occupant buyer or an investor? Are you looking for a rehab loan or a regular loan? What kind of downpayment do you plan to make?

So many questions need to be asked before you move too much further. Your best option is to call an experienced Loan Officer (hopefully me), run your scenario past them, and have them offer you the best options for your situation.
Good luck in your endeavors. I hope it all works out for you.
