Investor Bob, Home Buyer in Philadelphia, PA

Does anybody know where an investor can get a mortgage to pick up a 5th property? I have my primary 3 rentals right now.

My rentals bring in positive cash flow, I would like to buy a 5th then a 6th etc etc, but I have been told by two lenders that I cannot carry more than 4 loans??? I am being held back from growing.

Hello Investor Bob --

Some lenders cap at 4 and some go to 10 as the limit was changed back to 10. I can do financing for more than 4 financed properties. Give me a call at 610-291-1460.

Hi, Investor Bob.

There are few options: 1) You may have to find another bank that can give you another 4 or 5. Like you said, you're capped right now at your current banks. 2) It may help to speak to some private lenders that are more concerned with the project they're lending on than the amount of projects you have under your belt.

There are lenders who will go to 10 properties keep looking. Also check with smaller local or regional banks who hold their loans and may offer a portfolio product. Good Luck
