Not necessarily grants but there are neighborhood revitalization programs for certain depressed neighborhoods. There is also a NACA loan with 0% down that could apply, though it may not be the most easy to work with. There is a workshop you would have to attend to get started. New Jersey has a 'smart start' program that offers up to 4% toward the purchase of a home, I am not sure if it is restricted as to co-ops though. If you email me at smacdowell@kw.com I will put you in touch with someone who can find out for you though.
