Check with credit unions too they may be able to assist. Keep in mind that there are other variables (DTI) to qualify you and that assessed value is not the same as market value. The lender will issue an appraisal to determine value/equity on your property.

Thanks for the tip Gerry. I gave them a call and they can only go up to 75% on a 1.3m loan. If they had a branch in the northeast, she said I may have other options, but the nearest branch is in Ohio (!) If you hear any updates or know of other lenders going to 80-85% CLTV, I'd appreciate the referral. My email is or replying to this post is fine!
